MEETING MINUTES


Members Present: Howard Sandler-Chairman, Michael Cole-Vice Chairman, Leslie Ann Morse-Clerk, Craig Nightingale, Kevin Holland, Debbie Abbott, Peter McDonald, Frank Salomone & Tim Klink.


Staff Present :  Frank DeFelice, Building Inspector

Mr. Sandler (Chairman) called the meeting to order at 7:00 PM

CASE  PB#2005-10 – DAVID OLSEN/CHRISTOPHER DeSIMONE, seek Residential Site Plan Approval  under Eastham Zoning By-Laws Section XIV, to construct a new home & garage resulting in Site Coverage greater than 3,000 sq. ft. for property located at 255 Herringbrook Road, Eastham, Map 17 Parcel 487.

DECISION:
Based on the Application and information submitted, a MOTION was made by Leslie Ann  Morse and SECONDED by Kevin Holland  to APPROVE  RESIDENTIAL SITE PLAN for Case PB2005-10, DAVID OLSEN/CHRISTOPHER DeSIMONE, to construct a garage with a room above with the following conditions;

(A) Landscape Plan filed with the Board
(B) $10,000.00 Bond
(C) The border & screening to begin July 1, 2005 and be completed by August 1, 2005,         for property located at 255 Herringbrook Road, Eastham, Map 17 Parcel 487.
(D) Subject to Planning Board review at the July 13, 2005 meeting
        (E) Subject to Planning Board review at the July 12, 2006 meeting

THE VOTE: 7-0 Unanimous (Sandler, Cole, Holland, McDonald, Nightingale, Morse, and                                                     Abbott)

Michael Cole stepped down for the next case to be heard.


CASE  PB#2005-13 – JOHN & SARA EASLEY/PETER CONEEN, seek Residential Site Plan Approval under Eastham Zoning By-Laws Section XIV, to add a two-car garage family room with master bedroom above and convert existing screen porch into a sunroom, resulting in Site Coverage greater than 3,000 sq. ft., for property located at 65 Ginger Plum Lane, Eastham, Map 17 Parcel 744.

DECISION:
Based on the Application and information submitted, a MOTION was made by Leslie Ann Morse and SECONDED by Kevin Holland to APPROVE RESIDENTIAL SITE PLAN  for Case PB2005-13, JOHN & SARA EASLEY/PETER CONEEN, to add a two car garage family room with master bedroom above and convert existing screen porch into a sunroom for property located at 65 Ginger Plum Lane, Eastham, Map 17 Parcel 744.

THE VOTE: ( 5) FOR  (Sandler,  Holland, McDonald, Morse, and Abbott)                                                        (1) AGAINST (Nightingale)

Peter McDonald stepped down for the next case to be heard.

CASE PB#2005-15 - JOSEPH R. & ROBERTA P. PLATI, requests Residential Site Plan Approval under Eastham Zoning By-Laws Section IX-D, to demolish existing structure and construct a new  home resulting in Site Coverage greater than 3,000 sq. ft. (including new septic system) for property located at 200 Corliss Way, Eastham, Map 18 Parcel 007.

DECISION:
Based on the Application and information submitted, a MOTION was made by Leslie Ann Morse and SECONDED by Michael Cole  to APPROVE RESIDENTIAL SITE PLAN  for Case PB2005-15, Joseph R. & Roberta P. Plati , to demolish existing structure and construct a new home with one condition: ( upgrade the  septic system)  for property located at 200 Corliss Way. Eastham, Map 18 Parcel  007.


THE VOTE:   IN FAVOR (6) Abbott, Cole, Morse, Sandler Nightingale and Holland


CASE PB#2005-16  - ROBERT SVERID/KEVIN HOLLAND/CLANCY REALTY TRUST/MICHAEL S. LADUE, P.L.S.,requests Definitive Subdivision Plan Approval under MGL CH. 41, Section 81-0, for a four lot subdivision on property located at 5200/5340/5320 State Highway, Eastham, Map 05 Parcels 11/13/23A.

DECISION:
Based on the Applicant’s request a MOTION was made by Leslie Ann Morse and SECONDED by Michael Cole  to ALLOW THE APPLICANT TO WITHDRAW WITHOUT PREJUDICE the application for a Definitive Subdivision for property located at 5200/5340/5320 State Highway, Eastham, Map 05 Parcels 11/13/23A.


THE VOTE:   IN FAVOR (6) Abbott, Cole, Morse, Sandler, Nightingale and McDonald


WAIVER
CASE PB2005-17 - DUDA REALTY TRUST/JAMES GIONFRIDDO, seeks a Site Plan Approval Waiver to put a Honey Dew Donuts Cart inside the Shell Station Convenience Store, for property located at 4565 State Highway, Eastham, Map 08 Parcel 286A.  

DECISION:
Based on the Applicant’s request a MOTION was made by KEVIN HOLLAND  and SECONDED by   LESLIE MORSE   to ALLOW THE APPLICANT A WAIVER to put a Honey Dew Donuts Cart inside the Shell Station Convenience Store for property located at 4565 State Highway, Eastham, Map 08 Parcel 286A.


THE VOTE:   IN FAVOR (5) Abbott, Morse, Sandler, Nightingale and McDonald
                       ABSTAIN  (1) Cole



A MOTION TO ADJOURN AT 8:30 PM was made by Leslie Ann Morse, SECONDED by Craig Nightingale -  VOTE 7-0 UNANIMOUS
